Newly-Constructed Communities in Ann Arbor:

• Riding Oaks – Situated just 5 minutes from downtown Ann Arbor these luxurious homes offer seven different home plans with 4 or 5 bedrooms and 3.5 to 4.5 bathrooms.  It’s the ideal size for the growing families and the children attend the nationally-accredited Ann Arbor Schools.
• Woodlands of Geddes Glen – 32 large and luxurious homes are being developed ranging in size from 3,500-5,000 square feet.   It’s a secluded and private neighborhood but still only minutes from downtown Ann Arbor.

The Head’s Up on Newly-Constructed Homes:

• Good – Less maintenance.  Since everything has been new construction homes, you’ll have less to worry about such as roof leakage, mold or pre-homeowner’s desire to fix something themselves instead of paying a professional.
• Bad/Good – Although not really that bad, one of the downsides is you may not see as big a growth in the investment side for quite a while because the new homes and considered a premium.  The good news is, when you do sell, you’ll have a newer house as opposed to one that was built in the 1970’s.
• Bad – If it’s a new neighborhood and you're one of the first buyers you may have lots of construction traffic going through building up the homes around you.  Workers sometimes start up their machines at 7 a.m.
